These Terms of Service ("Terms") govern your access to and use of the website located at royallestates.com (the "Site"), operated by Royall Estates LLC ("Royall Estates," "we," "us," or "our"), a limited liability company (Reg. #2022-001181981). By accessing or using the Site, you agree to be bound by these Terms. If you do not agree, please do not use the Site.
The Site provides general information about Royall Estates and the ways we acquire residential and small multifamily real estate, including creative-finance structures such as subject-to, seller-carry preferred equity, and combined ("stack") arrangements. The Site is informational only. Nothing on it creates any business, agency, partnership, or fiduciary relationship between you and Royall Estates.
Content on the Site is not legal, financial, tax, accounting, investment, or real estate brokerage advice, and should not be relied on as such. Real estate transactions and creative-finance structures carry risk and legal complexity, and their treatment varies by jurisdiction and individual circumstances. You should consult your own attorney, accountant, and other qualified advisors before acting on anything you read here.
Descriptions of acquisition structures, funding methods, or past projects are illustrative and general. They are not an offer to buy or sell any property, security, or financial instrument, and are not a solicitation of any offer. Any actual transaction with Royall Estates will be governed solely by separate, written, signed agreements (such as a purchase and sale agreement and related documents), and only those documents create binding obligations. To the extent any structure involves an investment or security, it will be offered only where permitted by, and in compliance with, applicable law.

You agree not to use the Site to violate any law, infringe anyone's rights, transmit malicious code, attempt to gain unauthorized access to our systems, scrape or harvest data by automated means without permission, or interfere with the Site's operation.
The Site and its content, including text, layout, graphics, the Royall Estates name and logo, and the credibility packet, are owned by or licensed to Royall Estates and are protected by intellectual-property laws. You may view and, where offered, download materials for your own informational use, but you may not copy, republish, or commercially exploit them without our prior written permission.
The Site uses third-party services, including a chat widget provided by LeadConnector (HighLevel) and hosting infrastructure, and may link to third-party sites. We do not control those services or sites and are not responsible for their content, availability, or practices. Your use of them is governed by their own terms and policies.
The Site is provided "as is" and "as available," without warranties of any kind, whether express or implied, including implied warranties of merchantability, fitness for a particular purpose, accuracy, and non-infringement. We do not warrant that the Site will be uninterrupted, error-free, or secure, or that any information on it is complete or current.
To the fullest extent permitted by law, Royall Estates and its members, managers, and agents will not be liable for any indirect, incidental, special, consequential, or punitive damages, or for any loss of profits, data, or goodwill, arising out of or relating to your use of the Site, even if we have been advised of the possibility of such damages. Our total liability for any claim relating to the Site will not exceed one hundred U.S. dollars ($100).
You agree to indemnify and hold harmless Royall Estates and its members, managers, and agents from any claims, losses, liabilities, and expenses (including reasonable attorneys' fees) arising out of your use of the Site or your breach of these Terms.
These Terms are governed by the laws of the Commonwealth of Pennsylvania, without regard to its conflict-of-laws rules. Any dispute relating to the Site or these Terms will be brought exclusively in the state or federal courts located in Pennsylvania, and you consent to their jurisdiction. (If Royall Estates is organized or primarily operates in a different state, update this section accordingly.)
We may update these Terms from time to time. Changes take effect when the revised Terms are posted to the Site, with an updated "Last updated" date. Your continued use of the Site after changes are posted means you accept the revised Terms.
